Bracebridge Apartment Development Potentially on Hold Over Missing Technical Studies

A proposed apartment development at one of Bracebridge’s key gateways may hit the pause button, as municipal planners say they still don’t have the updated environmental and stormwater information needed to properly assess the project.

The deferral will be considered by the Planning and Development Committee of the Town of Bracebridge on Dec. 3, following a recommendation from Manager of Planning Services M. Holmes.

The zoning amendment application was submitted by Lanny Dennis of Lanny Dennis Planning on behalf of Sixteen Construction Inc. The proposal seeks approval to build two apartment buildings, each with eight rental units, on lands fronting both Covered Bridge Trail and Muskoka Road 118 West.

While the overall proposal would permit a total of 16 units, a proposed Holding symbol would allow up to 10 units to be constructed before full site plan approval is finalized under the Planning Act. Any additional units would require further conditions to be met before construction could continue.

However, staff say critical technical studies meant to support the application have raised concerns. According to the report, earlier submissions contained inconsistencies and, in some cases, contradicted the environmental study’s own recommendations for how development on the site should proceed.

Planning staff were told revised environmental and stormwater management reports would be provided to reflect recent changes to the site plan. Those updates, however, had not been received by the time the staff report was finalized—prompting the recommendation to delay the decision.

The subject lands measure roughly 0.78 hectares and includes more than 60 metres of frontage on Covered Bridge Trail and nearly 168 metres along Muskoka Road 118 West.

No public comments had been submitted as of the release of the staff report.
