Bracebridge Committee to Review 19-Unit Condominium Project on Maple Street

Town of Bracebridge staff are supporting draft approval for a new 19-unit condominium development proposed for 224 Maple Street.

A staff report from the Town’s Planning Services Department will go before the Planning and Development Committee on December 3, recommending that the District Municipality of Muskoka be advised of Bracebridge’s support for the project.

The application, submitted by 1000190525 Ontario Inc., seeks approval for a standard condominium plan that would see four separate three-storey buildings constructed on the property. Each building would contain four row-style dwelling units, for a total of 19 units across the site. Fourteen of the homes would also include Additional Dwelling Units (ADUs), increasing overall housing capacity.

Access to the development would be provided by a private internal condominium road, with the sole entrance connecting to Maple Street, which is a town-owned and maintained roadway. All units would be fully serviced by municipal water and sewer.

Town staff also noted recent changes to Ontario’s Planning Act under Bill 23, which have eliminated the requirement for statutory public meetings for new draft plans of subdivision and standard condominiums. In the past, the Town and District typically held joint public meetings to hear community feedback.

Although public meetings are no longer mandatory, District planning staff are encouraging residents to submit written comments. A second notice will also be issued before the application is formally considered by District committee.
