Construction is moving forward as planned on a new project that aims to provide 44 affordable housing units for low-income residents. According to District staff, the development at 100 Pine Street will feature a mix of 11 studio apartments and 33 one-bedroom units, with monthly rents projected to range from $550 to $950.
During a recent meeting of the District Community and Planning Services Committee, staff provided an update on the project, which carries an estimated cost of $14 million. Notably, 14 of the new units will be designed to be barrier-free, featuring an elevator and accessible parking spaces to accommodate individuals with disabilities.
With a particular focus on serving seniors, staff has recommended that the eligibility for the waitlist at 100 Pine Street be restricted to individuals aged 60 and older, with offers extended to those 65 and older, barring exceptional circumstances such as accessibility needs. This strategy aims to allow interested households to secure their place on the waitlist ahead of reaching the qualifying age, thereby fostering long-term tenancies and promoting a diverse age mix within the senior-oriented building.
Currently, a total of 51 households have joined the existing waitlist, categorized as follows:
- 5 individuals under age 55
- 2 individuals aged 55 to 59
- 5 individuals aged 60 to 64
- 39 individuals aged 65 and older
As for the construction progress, staff reported that interior work continued through Spring 2025. Recent developments include under-slab plumbing installation, R20 insulation, and concrete floor pours. Mechanical and electrical rough-ins are also underway, which include the construction of interior walls separating units and corridors, suspended ceiling framing, meter sets for all 44 units, as well as the initial layout for mechanical ductwork and electrical routing in common areas and hallways.
