Public Meeting Scheduled for 128-Unit Bala Legion Redevelopment Proposal

Residents will have an opportunity to learn more about and provide feedback on a proposed redevelopment of the Bala Legion property during an upcoming public meeting concerning amendments to the Township of Muskoka Lakes Official Plan and Zoning By-law.

The proposal would see the existing one-storey building, currently home to the Royal Canadian Legion Branch 424, redeveloped into a four-storey mixed-use building featuring residential units, community space and medical services.

According to planning documents, a portion of the ground floor would continue to accommodate Legion facilities, while a medical clinic would also be included on the first storey. The remainder of the ground floor, along with the upper three storeys, would contain a total of 128 residential units ranging from one to two bedrooms in size.

The development would include a mix of housing options, with some units designed to be barrier-free. Approximately one-third of the residential units are proposed to be offered at affordable or attainable rates.

To facilitate the project, the applicant has submitted an Official Plan Amendment Application which seeks to redesignate the property from Institutional to Urban Residential.

The application also requests an amendment to the Official Plan, which currently limits high-density residential developments to a maximum of 70 units per gross hectare. The proposed development would result in a density of approximately 166 units per gross hectare.

The zoning application also seeks a number of site-specific exemptions.
